MORT SULLIVAN'S PERSONAL OPINION IS THAT THE
THE 2 LOTS THAT ADJOIN THE MCDONALD’S RESTAURANT, THAT IS ONE OF THE
MCDONALD’S RESTAURANTS IN NEBRASKA. SINCE THE HENRY DOORLY ZOO IS EXPANDING
 THE MCDONALD’S RESTAURANT, MAY NEED MORE ROOM FOR THEIR BUILDING AND
 PARKING IN THE FUTURE YEARS.  THIS MCDONALD'S RESTAURANT USE TO BE A PARENT
 COMPANY OPERATION, AND A LEASE ON THEIR LAND MAYBE BANKABLE, AND ANY BANK
 WOULD PROBABLY HONOR THE LEASE OF THE 2 LOTS.  IF THE 2 LOTS COULD BE LEASED FOR
 $2,000.00 A MONTH ON A 99 YEAR LEASE THAT WOULD BE A LOT OF MONEY, AND THE SELLER
ONLY WANTS $500.000.00 WHICH IS A REASONABLE AMOUNT FOR THE LAND AT THIS
 LOCATION, WITH A GREAT FUTURE.  BOTH LOTS ARE GOING TO BE  SOLD AS A
 PACKAGE  DEAL FOR A SMALL FOOD OPERATION, AND GOD ONLY MADE SO
MUCH LAND AND THIS WOULD BE A GREAT INVESTMENT FOR A
PERSONS FINANCIAL STATEMENT IN THE COMING YEARS!

NORTHWEST 2 AREA 

MORT SULLIVAN'S PERSONAL OPINION IS THAT THESE 4 LOTS ADJOIN SOME OF THE OTHER PEOPLE'S PROPERTY, AND THE PEOPLE THAT OWN THAT PROPERTY HAVE A MAJOR PROBLEM. FIRST, WE CONTROL ALL THE DIRT ON THE HILL AND NO ONE CAN DEVELOP THIS SECTION WITHOUT OUR LAND. THE PREVIOUS OWNER JACK BAKER WENT IN AND GRADED THE HILLS OF THE OTHER PEOPLE'S PROPERTY, AND NOW THEY CANNOT GRADE THE LAND. IF THEY GRADE THEIR LAND IT IS A FEDERAL LAW TO GRADE AND HAVE WATER RUN ONTO OUR LOT. ONE OF OUR LOTS CONTAINES A REVENE THAT IS 25 FEET DEEP IN SOME SPOTS. IF THEY TRY TO DEVELOP THEIR LAND THEY HAVE TO HAVE OUR LOTS. THERE IS ENOUGH SQUARE FOOTAGE COUNTING THE STREET AND ALLEYS THAT THE LAND COST FOR THEM WOULD BE A SMALL AMOUNT. THEY HAVE TO HAVE THE THEIR LAND IN GOOD CONDITION AND EVEN THOUGH THE LAND WAS DONATED TO THEM IT WILL BE A EXPENSE OVER THE YEAR. THE PRICE FOR THE LAND IS $500,000.00 AND THAT IS CHEAP IF THEY WANT TO DEVELOP THEIR LAND.

NORTHWEST 3 AREA 

MORT SULLIVAN'S PERSONAL OPINION IS THAT THIS LOT CONTROLS THE ENTIRE LAND IN THE MIDDLE OF THE PROJECT AREA AND IT IS OWNED BY SOME FOREIGN PEOPLE. THE MORMON CHURCH OFFERED MY $500,000.00 IN THE PAST YEARS. THIS LOT HAS INCREASE IN VALUE OVER THE YEARS WITH ALL THE DEVELOMENTS IN THE AREA AND IT SHOULD BE WORTH $700,000.00. THIS PROPERTY IS AT THE EDGE WHAT USE TO BE A LANDFILL DUMP AREA. MOST OF THE LAND THAT SURROUNDS THIS LOT IS IN THIS LANDFILL AREA, AND ANYONE HAS TO HAVE THIS LOT TO DEVELOP THE MIDDLE OF THE DEVELOPMENT AREA. THERE IS A WALL THAT PROTECTS THIS L0T AND NO ONE CAN DEVELOP THE LAND WITHOUT THIS LOT. THIS LOT IS WORTH ITS WEIGH IN GOLD AND CONTROLS THE ENTIRE DEVELOPMENT AREA.

NORTHWEST 4 AREA

MORT SULLIVAN'S PERSONAL OPINION IS THAT THIS LOT CONTROLS ALL THE PROPERTY AT THE SOUTH END OF THE DEVELOP AREA. THIS IS THE PROPERTY THAT THE OTHER PROPERTY OWNERS WANTED TO GET THE LAND, BECAUSE THEIR LAND WAS DONATED TO THEM. THE PEOPLE THAT OWN THIS LAND ARE GOING TO RUIN THE SOUTHEND OF THE PROPERTY WHERE THERE COULD BE A MAJOR HOTEL WITH LOTS OF TAX REVENUE FOR THE CITY OF OMAHA. THESE IDIOTS WANT TO BUILD SOME LOW INCOME HOUSING AREA. WE HAVE SOME OF THE DUMBEST PEOPLE LIVING IN OMAHA. OUR LOT OVER LOOKS THE MISSOURI VALLEY AND THE HENRY DOORLY ZOO. THESE PEOPLE ARE UPSET BECAUSE THERE IS A DRIVEWAY EASEMENT THAT GOES TO THIS LOT AND THEY ARE NOT GOING TO BE HAPPY WITH WHAT WE PLAN TO DO IN THE FUTURE. THERE ARE TREES THAT ARE ON ALL THE LAND TO EAST OF THIS LOT AND THEY ARE GOING TO END UP WITH A MESS. THEIR LAND AND OUR LAND ADJOINS THE STATE OF NEBRASKA LAND. THE STATE OF NEBRASKA HAS TO NOTIFY ALL THE ADJOINING PROPERTY OWNERS, AND HAS TO PUT THEIR PROPERTY OUT TO BID IF ANYONE WANTS TO BUY THE PROPERTY.

2. Money to be paid into a Bank Account to be designated by the
seller, then the Quit Claim Deeds
will be transferred to the buyer of the property.

3. The Property to be sold in the “AS IS CONDITION”.

4. The Property to be sold “SUBJECT TO NOTHING”.

5. The Property is Presently “ZONED RESIDENTIAL”.

6. The Property “TAXES ARE ALL PAID IN FULL”.

7. The Property will be purchased for “INVESTMENT OR SPECIALATION OR DEVELOPMENT”.

8. The Buyer will pay all the “CLOSING COSTS AND TITLE INSURANCE AND DOCUMENTARY STAMPS.
